Buying Property

What documents should I check when buying a residential plot in Ganga Nagar?
You must verify: (1) The Title Deed (Sale Deed) in the name of the seller, (2) Mutation Records (Dakhil-Kharij) proving government registry logs, (3) Land Use certificate showing zoning permissions, (4) Encumbrance Certificate (EC) confirming no mortgages are active against the plot, and (5) The layout map approval from MDA or concerned town planning cell. We help verify all of these for free before you make any payment.
Are there any hidden consultation charges for site visits?
No, site visits and initial document reviews organized by RK Property Dealers are 100% free. We organize transportation to Mawana Road and Ganga Nagar pocket locations at no cost to our clients.

Registration & Legal

How long does the land registry process take in Meerut, UP?
Once stamp duties are purchased and deeds are finalized, registry slot scheduling at the Sub-Registrar office takes 1-2 days. The actual registration process takes about 2-3 hours on the scheduled date, where the seller, buyer, and two witnesses must present their biometrics.
What is the difference between Registry and Mutation (Dakhil-Kharij)?
Registry (Sale Deed) represents the legal sale agreement between buyer and seller. Mutation (Dakhil-Kharij) is the subsequent process of transferring the name in government land revenue records. Possession and ownership are fully secure only when both Registry and Mutation are completed in your name.

Home Loans

Do you assist with getting bank loans, and which banks do you support?
Yes, we provide end-to-end support for bank loans. We coordinate with leading banks like SBI, HDFC, PNB, and ICICI. We assist with preparing files, gathering legal reports, and submitting files for fast approvals.
What document proofs are required for home loans?
Generally, you need: (1) Identity & Address proofs (Aadhaar & PAN Card), (2) Income proofs: Salary slips and Form 16 for salaried individuals, or ITR returns for business owners, (3) 6-month bank statements, and (4) The target property documents (copy of registry, approved map, and title chain records).

Property Verification

How do you verify if a property is free of disputes?
We check the records of the Sub-Registrar office to obtain an Encumbrance Certificate showing historical transaction chains. We also verify the land records online through UP Bhulekh and verify physical possession markers at the site.
